1. Read before proceeding
Buying, selling or investing in real estate can involve substantial risk, including loss of some or all of the money committed. Real estate is not a bank deposit and is not necessarily protected by deposit insurance or an investor compensation scheme. Do not commit funds you cannot afford to lose.
2. Property and valuation risk
Property values may fall because of local market conditions, interest rates, economic changes, oversupply, physical damage, planning restrictions, environmental issues, title disputes or changes in demand. Valuations and listing prices may be estimates, opinions or dated information and may not reflect the price achievable in an actual sale.
Property condition, title, planning permission, occupancy, leases, taxes, insurance, service charges and other material matters may require independent verification. Photographs, descriptions and third-party reports may not reveal every defect or limitation.
3. Rental income and distributions
Rental income may be lower than expected or may stop because of vacancy, tenant default, operating costs, repairs, insurance, taxes, regulation or property-management issues. Distributions, if any, depend on the legal structure, available cash, expenses and applicable agreements. Projected yields are not guarantees.
4. Ownership structure and rights
A Vestra opportunity may represent direct ownership, a fractional interest, shares, a contractual claim or another structure. These forms of participation can have different voting, information, income, transfer, exit and enforcement rights. Read the offering and transaction documents to establish what you are acquiring and which entity is responsible for the property or obligation.
5. Liquidity and resale risk
You may not be able to sell an interest when you want, at the price you want or at all. A marketplace listing does not guarantee a buyer, an offer does not guarantee completion, and transfers may be subject to eligibility, consent, legal or contractual restrictions. You may need to hold an interest longer than expected.
6. Counterparty and operational risk
Owners, sellers, buyers, tenants, operators, agents, payment providers and other counterparties may fail to perform, become insolvent, provide inaccurate information or dispute obligations. Digital platforms and service providers can experience outages, cyber incidents, processing delays or errors. Controls reduce but cannot eliminate these risks.
7. Funding, currency, fees and tax
Payment rails, banks, card networks, blockchain networks or other providers may delay, reject, reverse or charge for a transaction under their terms. Currency movements can change the value of proceeds or costs. Fees, taxes and professional expenses can reduce net returns. Your tax treatment depends on your circumstances and jurisdiction; obtain independent tax advice.
8. Concentration and leverage
A portfolio concentrated in one property, location, asset type or counterparty can be more vulnerable to a local event. Borrowing or leverage, if available in a particular structure, can magnify losses and introduce additional obligations. Diversification does not eliminate risk.
9. No guarantee and no personal advice
Vestra does not guarantee capital preservation, a return, occupancy, rental income, a future valuation, a resale opportunity or a particular exit date. Information and tools on the platform are general and may not be suitable for your objectives, financial situation or risk tolerance. Unless a separate regulated advisory agreement expressly says otherwise, Vestra is not providing personal financial, investment, legal or tax advice.
10. Your responsibility
Before buying, selling or investing, read all applicable documents, confirm the identity and authority of relevant parties, understand fees and transfer restrictions, evaluate the property and ownership structure, and seek independent legal, tax, financial or property advice as appropriate. Do not rely only on a headline, estimated yield, score, illustration or marketing statement.
11. Questions
For platform or disclosure questions, contact support@vestraproperties.pro. Reporting a concern does not remove the need to follow the deadlines or procedures in the relevant transaction documents.
This information describes Vestra's intended platform practices. Applicable legal obligations can vary by jurisdiction and transaction type; obtain independent legal advice where appropriate.
